THE STORY

Basking in glorious sunshine on his private terrace, the owner of the exceptional apartment at Eton Riverside absorbs the magnificent view. From here, not only can he gaze out across the River Thames, but he also has an unobstructed view over towards Windsor Castle. "This was one of the main features that appealed to me when I first looked at the apartment in 2007," he admits. "The location of this property is incredible, not only because of its position next to the river and the unique view of the castle, but also because Eton itself is such a great place to be. It is lovely and quiet, with good shops and a friendly community, and yet is close to Windsor and well positioned for travelling into London and Heathrow Airport."

A luxurious and rarely available, spacious one bedroom ground floor apartment, with cloakroom/shower room, open plan living room kitchen overlooking the river and very spacious bedroom with full en-suite bathroom and patio doors out to your own private fenced patio. Underground secure parking plus the added bonus of an underground storage room. Situated in the heart of Eton with glorious views over the River Thames.

WATERSIDE LIVING
Set right on the banks of the River Thames, the striking building, which was designed to have an elegant, ornate exterior, dates back to 2001. It was built on King Stable Street, where royal stables were established in 1512 to accommodate the horses used for journeys between Windsor Castle and London. "This apartment is at raised ground floor level, which gives it its wonderful view out over the water towards the castle," he observes. "Spending time outside on the terrace is idyllic. I can sit there with friends, having a few drinks, and watching the ducks and swans on the water and all the boats going by. In the summer, it is a real sun trap but even when the weather is poor, it can still be enjoyed as it is so sheltered."
LIGHT FANTASTIC
The one-bedroom apartment is entered via a communal reception hall, which has recently been redecorated. It is then entered via a private entrance hall leading to a cloakroom and - via double doors - the main accommodation. The living space, which has a bright, modern finish, features bay windows at one end and is therefore filled with natural light. There is a stylish kitchen area, with ample room for food preparation and storage, as well as generous space for comfortable seating and dining furniture, making it easy to chat to guests while preparing a meal. "This is a great-sized room for entertaining, as well as for watching television or relaxing quietly," he says.
MODERN INTERIOR
The bedroom, with its French windows on to the terrace, is also generous, with plenty of room for furniture as well as a king-size bed. Sunshine streams in here too on fine days and an en suite bathroom, with stylish tiling, can be accessed at one end of the room. "I modernised the apartment when I bought it," he explains. "This included having the wooden floor laid, redecorating in neutral shades and changing some of the fixtures and fittings, such as the light switches and sockets to brushed nickel."
EXTRA TOUCHES
The apartment comes with underground and visitors' parking. "I also have a large underground storage space, which has ample room for items such as my golf clubs and three kayaks. I like to put the kayaks on the river from the dock at the front of the building sometimes and paddle off to spend time on the water." The gated setting of the property makes it ideal for anyone who travels regularly or even wishes to use it as a pied-à-terre rather than a permanent base. "The security here is excellent - many of those with apartments in the building either have them as second homes or spend a lot of time abroad," he says.
PERFECT BALANCE
The location is perfect for anyone who travels nationally or internationally, he suggests. "You can walk to either Windsor and Eton Riverside or Windsor and Eton Central stations from here and then be in London in under an hour. I work at Heathrow and it takes me just 15 minutes to drive to Terminal 5." Eton itself has an array of independent shops, galleries and coffee shops to ponder in and it is just a short stroll over the bridge to reach the wider amenities of Windsor. "I love being able to stroll over to the delicatessen or to sit in the pub's beer garden on a warm day with friends," he adds. "I also enjoy running and like to head out to Brockhurst Meadow or along the Thames path to Boveney or Dorney Lake. It is wonderful having the convenience of being close to everything you need and yet also being able to return home to somewhere like quiet like Eton after travelling or at the end of a busy day."
