2 Bedroom flat Edenbrook , Ascot £450,000

A splendid ground floor two bedroom garden apartment which is set within the magnificent Edenbrook building offering space, light, period beauty, exceptional elegance and easy convenience.

Impressive Edenbrook combines the grandeur of the past with the comfort of the modern day. The exquisite apartment sits within an imposing Italianate building providing space, elegance, light and quality of life. The current owner has lived at this elegant Ascot property since being newly converted some 11 years ago and admits she was drawn to it by its unique features and the ambience it offered. The property boasts many delightful features some of which comprise: Outstanding Entrance Hall, Reception room with original period fireplace and high celings, Fitted Kitchen, 2 double bedrooms, 2 bathrooms, Gated parking and south facing patio gardens. Conveniently situated just off Ascot high street.

Stepping into Edenbrook Place for the very first time, the current owner of the ground floor property had an immediate sense of awe. "I remember walking into the hallway of this beautiful building and thinking how wonderful it was," she says. "I then went into the apartment and looked through the drawing room and the large doors at the end to where I could see the gardens and trees. I had seen so many properties by then and it was hard to believe that this one was so attractive. I had not really been looking for an older home yet this one had such incredible period character that I was immediately drawn to it." She adds: "Before I left the apartment on that first visit I knew I wanted to buy it and live there." A SENSE OF GRANDEUR Situated on Brook Avenue in Ascot, Edenbrook Place is a striking building. It has a colonnaded portico entrance and mature gardens. "The original house dates back to 1876 and at one time it was owned by the family of a man who worked for Queen Victoria - it was their country seat," the owner says. "In more recent times it was used by the NHS as a hospital building and the main drawing room was a training school for nurses." The spectacular building was converted approximately eight years ago into 14 luxury apartments. Work was carried out carefully in order to retain the essence of the old mansion house while also creating homes that offered easy living. "Where my apartment is was once part of that former drawing room and one of the original fireplaces was incorporated into my home." LEAFY VIEWS The apartment was laid out cleverly to take account of the period features while also offering the space and flow required for modern day living. Upon stepping through the front door, visitors find themselves in a broad hall, which gives on to the family bathroom to the right and then the splendid drawing and dining room, with its high ceiling, French windows and access into the kitchen area. "I love this room so much - I can sit in there for hours looking out at the trees and watching the birds over a cup of tea," she says. "It is very easy having the kitchen adjoining, especially when friends and family visit, and there is plenty of space for guests: I have had up to 10 people sitting down to eat in there in the past." HOME AND GARDEN In the summer, she keeps the doors on to the terrace open and sits outside in the fresh air. "It is lovely having this private terrace," she admits. "The ground floor apartments all also share the gardens, which are beautiful. I hang feeders in the trees to attract the birds and if I walk into the wooded area I sometimes see deer, badgers and owls." Further on into the apartment are the two bedrooms. The master bedroom has an en suite shower room and the second bedroom can be arranged to suit the needs of the owner. "Having two bedrooms has worked very well indeed for me," she admits. "I set a television up in the second bedroom for my grandchildren to use and I have a sofa bed in there too, so guests can stay over."
The ground floor apartment is lucky enough to have its own private terrace. The building itself has communal gardens that feature lawns and mature trees and shrubs. The gardens are very well maintained. The property comes with an allocated parking space.
Those who enjoy the great outdoors will also be able to visit places such as Ascot Heath, Windsor Great Park, The Savill Garden and Virginia Water. "I will miss the peace and quiet of this area when I leave, as well as the convenience," she admits. "This is also a very friendly community, which appeals to professionals as well as those who are retired. When I first moved here I was still working and I remember how much I enjoyed returning home at the end of the day. I would come in and walk from room to room, thinking how lucky I was to live in such a beautiful place."
The apartment is in an exceptional position, within walking distance of Ascot Station and high street, which offers a wide range of local shops, restaurants and cafés. The racecourse is also close by and there are lots of different sports to enjoy in the area too. There is good access to the M4, M40 and M3, as well as to Heathrow and Gatwick airports. It is within easy reach of Windsor, which is known for its independent shops, cafés and restaurants, and to Bracknell. "One of my favourite things to do is to drive part way into Windsor, park the car and then follow the Long Walk in the rest of the way on foot," she says.
