2 Bedroom flat Grand Regency Heights, Ascot £450,000

A spacious executive style top floor penthouse apartment overlooking Ascot racecourse

A spacious executive style top floor 2 bedroom penthouse apartment with balcony and underground parking directly overlooking the world famous Ascot racecourse

From the magnificent penthouse apartment at Grand Regency Heights there are splendid, far-reaching views, explains the current owner of the stylish property. She moved to the exceptional two-bedroom home approximately six years ago having sought an apartment in a prime position that would also be perfect to lock up and leave. "From the master bedroom, there is a balcony which gives you views out towards Windsor," she says. "Then from the drawing and dining room, you look out towards the racecourse. This location was ideal for us because it was so close to the racecourse, as well as to the high street and train station, and it was also very central for travelling to airports and other parts of the country." ELEGANT STYLE The apartment, which can be accessed by a lift, sits on the top floor of splendid Regency Heights, a modern and eye-catching edifice, located on the site of the old Ascot Hotel. The exquisite structure, which has a spectacular feature fountain, makes an immediate impression on anyone who approaches it. Designed and built in an ornate Regency style, to evoke the grand old buildings of Europe, it exudes a presence reminiscent of some of the grand hotels of the French and Italian Riviera and offers high quality apartment accommodation to discerning residents. "Our apartment was in immaculate condition and has been carefully decorated and maintained to ensure it has remained so," she explains. "It is bright, airy and filled with sunshine." BALCONY SCENES The high specification apartment is entered via a long hall, which gives access to all the bedroom, bathroom and living accommodation. To the left is the master bedroom, which has an en suite shower room and built-in wardrobes. French windows open on to the long balcony which runs the length of the apartment. "It is lovely to have coffee or breakfast out here on a summer's morning," she says. Further along the hall is a family bathroom and then the kitchen. This has been well fitted out with cupboards, work surfaces and integrated appliances. "In the time we have lived here we have replaced the dishwasher and washing machine with new Neff appliances," she adds. "We have kept everything to the same high quality it was when we arrived." The apartment has also been redecorated in neutral shades, new ceramic tiles have been laid and there is a new white carpet in the drawing room. FLEXIBLE HOME The presence of the second bedroom has enhanced the flexibility of the spacious apartment, she continues. "We did a lot of entertaining and so we turned it into a dining room, but it is now back as a bedroom; this is ideal if you have lots of people to stay or if you have a child," she says. "Equally this room could be perfect as a study or work space if required." The very large drawing room, which has French windows on to a second balcony, has ample space for a dining table and chairs, as well as comfortable seating and even a study area for working. "This has always been a great room for entertaining," she admits. "We have had parties here with 25 or 30 people. In the summer months, the door on to the balcony can be kept open and people can wander outside."
The apartment at Grand Regency Heights benefits from communal gardens, offering places to sit out in the sunshine and enjoy. To the front, there are beautifully landscaped gardens, which include an attractive fountain. There are also areas of lawn bounded by mature trees. The apartment has allocated, underground, secure parking, together with parking for visitors.
The fabulous communal gardens at Grand Regency Heights are well maintained and can be enjoyed by all the residents. Alternatively, there are lots of other wonderful green open spaces in the area. From the penthouse apartment, it is possible to stroll over to Ascot Racecourse. This, of course, has been a major attraction to those who enjoy attending Royal Ascot race days and other events. The racecourse itself, where there is a heath, is a lovely place to walk at other times, and Grand Regency Heights also enjoys good access to places such as Windsor Great Park, Virginia Water and Savill Garden. It is also just a short drive from picturesque countryside, with popular gastro pubs and farm shops.
In addition, to enjoying the independent shops, cafés and restaurants of Ascot, the current owner has relished proximity to Windsor, the new Lexicon centre at Bracknell and London. "It is so easy to catch a train into town - the journey only takes about 40 minutes," she observes.
The short distance to airports has made international travel simple too and the security at Grand Regency Heights has been reassuring. "We have security doors and a video entry system," she observes. "The apartment is also very low maintenance so you can stay away for as long as you need to, safe in the knowledge that you can return home to the apartment and everything will be as you left it."
