THE STORY
From their ground floor apartment at Blackmoor Wood, the owners of the surprisingly spacious property can stroll over to Ascot High Street for a cup of coffee, a meal out or to browse in the shops. They also have the luxury of being within very easy reach of the train station, major roads and Ascot Racecourse. "This is a great location to be in," one of them observes. "We are within reach of everything we need here yet this is a very quiet setting. There are only six blocks and we are tucked away on a peaceful cul-de-sac leading off another cul-de-sac. This is also a very leafy area, with something of a countryside feeling about it." NATURAL SETTING Indeed, the property is just a short walk from attractive Blackmoor Stream and scenic Englemere Pond. The pond is set in a nature reserve, which is a designated Site of Special Scientific Interest and covers over 68 acres. For much of its recorded history, the area was part of a great royal hunting forest that surrounded Windsor Castle. Today it remains part of the Crown Estate. The pond, which has a viewing platform where visitors can observe the visiting waterfowl, is popular with dog-walkers, ramblers and nature lovers. "Because this area was once part of the ancient forest, there are still a lot of trees along the roads and in people's gardens, which makes it very green." GOOD CONDITION The maisonette apartment building was purpose built in the early 1970s. "This means it has very good proportions," the owner explains. "I was drawn to it because of the size of the rooms, as well as the location. It was the first place I bought and I have been so happy here that I have ended up staying for 17 years." The property, which comes with its own private garden, has been well maintained by the owners over that time. "We have also refitted the bathroom and the kitchen," he explains. "We had a new Bosch boiler installed, rewired the apartment and had a suspended ceiling fitted throughout." EXTRA SPACE The property is entered at ground floor level and has a central hall leading to all the main accommodation. To one side are the second bedroom and master bedroom. The master bedroom has fitted wardrobes. "These are both double in size," he explains. "It has been very useful having the extra room. I do a lot of rowing and cycling and have been able to use this space to store my equipment. Other people might use it as a dining room, study or second bedroom." The presence of the extra room also offers flexibility for anyone keen to be able to welcome overnight guests in comfort or to create a second sitting room or snug." SUNNY GARDEN There is family bathroom off the hall, as well as the kitchen, which is well fitted out, with good space for food storage and preparation. The main drawing room is another generous room. This is large enough to be able to accommodate a dining table and chairs, as well as comfortable seating. "There is plenty of space here for entertaining friends," the owner says. "On fine days we also like to sit outside in the south-facing garden. It is very peaceful out here and the sun crosses over throughout the summer, ensuring there is always lots of sunshine. We have a nice area out there, where we have a table, barbecue and chiminea, and like to spend as much time as possible."
SETTING THE SCENE
The apartment at Blackmoor Wood sits in leafy surroundings. To the front, there is an area of grass. The property comes with a private garage and rear garden. The south-facing rear garden is sunny in summer and features an area for sitting out, as well as a lawn and a vegetable plot.
WHATS NEARBY
The Ascot apartment could make a perfect lock-up-and-leave home for anyone who spends significant time away. It is low maintenance in terms of upkeep and in an excellent location for travelling. "You can walk to the station from here and then be at London waterloo within 45 minutes or Reading in 15 minutes," he says.
WITHIN EASY REACH
"It is also possible to drive to the M25 in 20 minutes and the airports are very accessible too." For those who enjoy walking, running or cycling, Windsor Great Park and Virginia Water are also within easy reach. "Everything about living here just works really well," he admits. "It is a great place to live and I will miss it when we leave."
