2 Bedroom flat Edenbrook Place, Ascot £425,000

A beautifully presented two bedroom period apartment, conveniently located at the top end of ascot high street.

It was 11 years ago now that the current owner of the first-floor apartment at Edenbrook Place first caught sight of the exquisite, Italianate building. “The period building had recently been converted into 14 apartments, but I was actually going to look at a new-build property close by when I saw it and thought how beautiful it looked,” she recalls. “I made an appointment to view all 14 of the apartments at Edenbrook Place the following day.” Having lived in Ascot before and planning to relocate back to the area, she knew the location of the property was ideal. “All the apartments were different and appealing, but I fell in love with mine immediately,” she admits. “I live on my own and everything was exactly where I would have wanted it to be. It looked towards the countryside at the back and had a good view of what was happening around and about it. It was light and airy, with high ceilings and a lovely large window, and as it had just been converted, it was like a new-build home but with all the character of an older property.”

Striking Edenbrook Place, which has a colonnaded portico entrance, has a long and fascinating past. The original house dates back to 1876 and at one time was the country seat of a man who worked for Queen Victoria. In more recent times, it has been a hospital building, training school for nurses and a nursing home. “I loved the fact it had such a lot of history and was so different from all the other apartment buildings in the area,” the owner remembers. She adds: “Because it was originally a manor house, all the rooms are a good size. My apartment became the matron’s flat when the building was a nursing home.”

Today, her home still offers bright, inviting accommodation. Decorated in neutral shades, it is entered via a reception hall, which leads to all the very flexible living and sleeping spaces. The main reception room has a wooden floor and is arranged with comfortable chairs and a sofa, as well as a television and dining table and chairs. “I can seat six people around the table and four to six on the comfortable seating,” she says. “I have a hanging chair and a corner area where it is nice to sit and read. This is a room which is great for when you have guests, as well as for relaxing quietly in.”

The living area opens into the fitted kitchen, which has been designed for ease of use, with plenty of food storage and preparation areas. This can be closed off from the larger room or kept open for seamless access. The master bedroom is another calm, inviting space. “There is a fireplace in here and during the winter it is lovely to have duvet days at the weekend, where I can stay in bed, watching television, enjoying the cosiness and warmth.”

The master bedroom has an en suite shower room and built-in wardrobes. The second bedroom is also a generous size and has sole use of the family bathroom. “I tend to use the second bedroom myself and to keep the master bedroom for guests so they can be fairly self-contained. Because both the bedrooms are a good size, they are perfect places to retreat to if anyone wants five minutes to themselves.”

The central location of Edenbrook Place has also served the owner well. “The great thing about Ascot is that it has everything you need and yet it is still a village, steeped in history,” she suggests. “I can walk to the High Street, with its independent shops, such as the butcher’s and baker’s, and with the exception of all the excitement during Royal Ascot, it is mostly a very quiet place to live.” She has found it easy to travel into London by train or road and has enjoyed the ease of being able to drive across the country, thanks to excellent motorway connections. “I am relocating again now and will miss living here a great deal,” she admits. “This has been a wonderful apartment and I have been very happy here.”
