3 Bedroom detached house Hilltop Close, Ascot £500,000

On fine days the owners of the house on Hilltop Close enjoy nothing more than heading out for a long run. The sought-after location of their property at Cheapside gives them exceptional access to countryside and parks, as well as to excellent schools and road and rail connections. “We have a good balance of everything we need here,” one of them explains. “We are keen runners and are able to go to Sunninghill Park and around the lake as well as to Windsor Great Park, where there are miles and miles of paths to follow yet everything we need for daily living is also close by.”

Dating back to the 1950s, the property is believed to be one of several on the road built to replace World War II army barracks. It is set on a quiet cul-de-sac, next to a green, open area with a leafy tree. “We loved the quiet location,” the other owner recalls. “It was in a village, surrounded by countryside, yet also just a mile and a half from Ascot Racecourse and a 5 minute drive to the train station.” Having been renovated by the previous owners, the house was ready to move into when they bought it six years ago. “The people before us had also replaced the windows with double-glazing and hung plantation shutters – the only things we wanted to do ourselves were to have a new kitchen fitted and a real fire installed.

The property, which was redecorated by the couple in largely neutral shades to enhance its bright, airy interior, enters into a spacious hallway. To the right, with windows to the front and side, is the inviting drawing room. “This is a lovely room, especially in the winter time, when we light the open fire,” she says. “In the summer, we enjoy sitting out in the sunny garden.” To the left of the hall is the spacious kitchen dining room, which has ample space for a table and chairs; the kitchen opens into a sun room which doubles as a utility space.

Upstairs, the landing gives on to all three bedrooms, as well as the family bathroom, which has under-floor heating. “All the bedrooms are double aspect, with leafy, green views, and the master bedroom, which has three windows is especially light,” he says. The owners did have planning permission in place for a single-storey extension out to the side of the house. This would have enabled them to create an additional ground floor reception room, as well as a downstairs cloakroom. “This has now lapsed but someone else could look into reapplying for it,” he adds. “Subject to the relevant planning permissions, there could also be potential to carry out a two-storey extension.”

The sunny garden at the Hilltop Close house has given the couple great pleasure. The expanses of decking are ideal for quiet relaxation and outside dining in the warmer months, as well as for barbecues and summer parties. Nearby Windsor Great Park is also a perfect place to relax, as well as to engage in activities, such as running, cycling and horse-riding. Including areas like the Savill Garden and Virginia Water, it dates back to pre-Saxon times and was used by William I as a hunting ground. Today it offers a variety of different landscapes. “We have really enjoyed being able to walk through the park into Windsor to go shopping or out to a restaurant,” they agree.

The Cheapside location of the house has also been ideal for reaching country pubs and restaurants. The property is in the catchment area for the highly desirable Charters School, as well as for the village primary. “We have good access to the M3, M4, M40 and M25 and can be at Heathrow Airport in 25 minutes,” he says. “We have enjoyed travelling into London by train within an hour to go to the theatre and yet have also appreciated being close to Ascot Racecourse during Royal Ascot Week. This is when we can wander over to Watersplash Lane to see the Queen travelling to the races every day.” He adds: “Living here has been everything we hoped it would be.”
