Relaxing in the sunshine out on the terrace, the family who lived at the charming cottage on Codicote Road for decades would watch the ducks dabbling and the swans floating by. Backing on to fields beyond the river, the cottage, which holds an abundance of potential for both transformation and extension, offered a flavour of country living within an exceptionally convenient setting. “They loved being so close to the river, with all the wildlife they could watch,” he recalls. “They also grew their own fruit and vegetables – in fact, there is still a pear tree in the garden, as well as apple trees with fruit for both cooking and eating.” With ample space for keeping chickens and even ducks too, there could be great scope here for anyone seeking a taste of the good life. “There are also fish in the river,” he adds.
RIVER VIEWS
The period home, which is not listed, is hard to date but the current owners believe it is at least 100 years old. With its timber beams and exposed brickwork, however, it could well be much older than that. The cottage is entered via a small hall leading into the main drawing and dining room, which has a bay window and exposed oak timbers. Also downstairs are the kitchen, study and sun room. Two double bedrooms are up on the first floor of the house, together with the family bathroom. “There is scope for someone to come in and renovate the house, keeping the layout pretty much as it is, just updating the interior,” he suggests. “The sun room could make a great dining room if someone wished to use it that way – this is a lovely place to sit and look out over the river. The study could easily be used as a third bedroom if a family needed extra space.”
EXTENSION POTENTIAL
There is huge potential, however, to extend the cottage, subject to the relevant planning permissions. Given the size of its gardens, and the presence of a flat-roofed, double garage, it could possibly be enlarged out to the side or rear. “My grandad always said that building out over the garage might be a possibility. Someone else would obviously have to look into this, but there could certainly be space for an additional two bedrooms and possibly an extra bathroom if this was an option.”
MODERN LIVING
New owners may also wish to extend the accommodation out into the garage space at ground-floor level too. This could potentially give them the space to create a large kitchen, breakfast and family room. “You could even have bi-folding doors opening on to the garden,” he suggests. “You would be able to sit in there and look out over the river and fields.” Other possibilities include the creation of a completely new two-storey extension, allowing for more living, bedroom and bathroom space, as well as transforming the double garage into a self-contained annexe, complete with bedroom, bathroom and kitchenette, for an older relative seeking some level of independence. “There is also certainly space for adding a garden studio too, perhaps as a home office or leisure room,” he adds. “The potential here is huge.”
DESIRABLE VILLAGE
Known for its quaint cottages and church, Welwyn Village is considered to be a highly desirable place to live.
