Stepping out from their spacious ground floor apartment, tucked away on the no-through road of Queens Place, the owners of the attractive property at Heath Villas can be on the bustling High Street in just a couple of minutes. Here they can shop for almost anything they need or collect a delicious meal from a local restaurant, before returning to the tranquil setting of their beautiful and well-presented home. “The location here really appealed to us,” one of them recalls. “Living on this quiet road is like being in a peaceful village and yet we can be in the shops within a couple of minutes. We are also in a great location for Ascot Racecourse, with its areas of parkland, and we are also within very easy reach of Windsor Great Park, which is excellent for family walks and cycle rides. It has been perfect for us in every way.”


The ground-floor apartment itself was also exactly what they were looking for. Set within a Victorian building, once thought to have been a coach house for the nearby racecourse, it had been beautifully converted to create generous, light, airy accommodation, explains the other owner. “Next to us is a large archway, which the horses would have come through,” he suggests.


Among the attractive features was a large oak library wall within the drawing room area. The presence of a loft guaranteed ample storage and the layout, with three bedrooms, offered great flexibility. “People often come in and say it is a Tardis – from the outside you would have no idea just how much space there is,” he continues. “Since we have been here, we have improved it further by removing a wall to create a wonderful, open-plan living, dining and kitchen space. We have also had new carpets and flooring laid and have redecorated throughout.”


The kitchen is high quality, with modern fittings and a Neff oven. There is a useful breakfast bar for casual meals, as well as easy access to the dining area close by. Indeed, the comfortable flow between spaces has been superb for modern family living and for entertaining family and friends. “Before we had the children, we would often have people over for nibbles and drinks and we have enjoyed hosting Christmas here too,” she says. “In the summer, the doors on to the walled courtyard garden, which is south-facing, can be kept open and everyone can wander outside.”


The living area, which is often filled with streaming sunshine during the afternoon and evening, has a bright, calm ambience. “It has been ideal for us as a family as we can all be in different areas doing separate activities yet can be together at the same time. It is also a lovely place to just sit and relax.” The master bedroom, which enjoys built-in wardrobes and an en suite shower room, is also something of a sanctuary, while the second bedroom has plenty of space for a double bed and a home office area. “The third bedroom is used as a nursery at the moment, but this could also make a good study,” he adds.


The Ascot apartment, which can have off-road parking, is well positioned for travel to other parts of the country too. “We are just five minutes’ walk from the station, which was ideal when we were travelling into London regularly, as there is a direct train into Waterloo,” she observes. “We are just 10 minutes’ drive from the M3 and M4 and can be at Heathrow Airport in about 20 minutes.” Family attractions such as Legoland and Thorpe Park are also within easy reach and, as local residents, the family receive complimentary tickets to Royal Ascot every year. “We are also well placed for Bracknell, with its Lexicon Centre, as well as Guildford and Windsor for shopping,” they add. “This has been a very special place to live for so many reasons. We were impressed by it as soon as we walked in and will miss it when we leave.”
