The Story
A GOOD FLOW Woodhill dates back to around 1930 but has been extended over the years. To the left is the spacious drawing room, which has a bay window and inglenook fireplace with wood-burning stove. The family room opens into the conservatory and the long kitchen, where there is also a utility room. “I liked the way the house flowed as soon as I saw it – with rooms leading nicely into each other,” he says. LIGHT FANTASTIC The drawing room is triple aspect, with a glass door out to the front of the house. “This room has a very nice feel about it,” he says. “It is such a light room and a great place for everyone to congregate when we have friends and family here.” Upstairs at Woodhill, there are four main bedrooms and a family bathroom. The master bedroom has an en suite bathroom and walk-in wardrobe, while one of the guest rooms opens on to a balcony, which looks out over the beautiful grounds. “This is a lovely room but the master bedroom is also very nice as it is such a good size,” he adds. SPRING COLOUR It is the grounds, however, that have brought the most pleasure to the owners since they arrived at the house. “We have had some wonderful times with friends and family out beside the pool on sunny days or having barbecues – our grandchildren really love it here,” he says. “The woodland areas are very beautiful and are home to lots of wildlife. In the springtime, they are carpeted in bluebells.” Ducks and even a peacock sometimes wander through the grounds and it has been fun to grow fruit and vegetables. “I have a polytunnel and raised beds, where I grow everything from runner beans to tomatoes and in season we are pretty much self-sufficient.” SCOPE FOR EXTENSION Outbuildings at the property include changing rooms for the swimming pool and a single garage, which is currently used as a workshop. There is a second double garage, which has a multi-purpose space above it. Subject to the relevant planning permissions this could have all sorts of uses. “It could be a good office for someone who wants to work from home or it could possibly be converted into a holiday let,” he suggests. APPEALING HEATHFIELD Despite its leafy setting, Woodhill is conveniently located, says the current owner. “This is a marvellous place to be – we are just a mile away from Heathfield, which is a lovely town, where everyone is so friendly and you can get everything you need,” he says. “We are also within easy reach of Tunbridge Wells and can get down to the coast at Eastbourne, Bexhill or Hastings very quickly.” The train station is less than a mile away and has good connections to London, he points out. “There are lots of National Trust places to visit in the area and we are right across from Holy Cross Priory, which has beautiful grounds and a restaurant,” he adds. “We have really enjoyed being able to go over there for Sunday lunch and then have a long walk afterwards.”

Cross In Hand is about 3 miles west of Heathfield with a good range of shops whilst the centre of Tunbridge Wells is about 14 miles away for more comprehensive shopping facilities, restaurants and the famous Pantiles. Close to the A267 which links Tunbridge Wells with Eastbourne, the towns of Uckfield and Heathfield are also closeby. The A22 provides a direct route to the M25 national motorway network which is also approximately 30 miles away.

Educational facilities in the area include state and private schools for children of all ages including Mayfield Girls’ School, Skippers Hill Manor, Holmewood House, Cross In Hand Primary, Tonbridge and Sevenoaks Public Schools and grammar schools in Tunbridge Wells. The highly regarded St Leonards Mayfield girls’ school is also nearby.
Location
From the A267 at Mayfield follow the main road towards Heathfield, before you enter Heathfield take the right hand fork towards Cross In Hand (B2102).
