Strolling down to the canal on a sunny day, perhaps stopping for a bite of lunch at a country pub, has been a popular pastime for Neil and his family. They have enjoyed living in this corner of Leighton Buzzard, just a short distance from town and yet close to scenic spots to visit at weekends and during holidays. “It only takes us about 10 minutes to walk into town and about 35 minutes to get to the station on foot,” he explains. “Yet there are also nice places to walk in the area and the house itself sits on a good-sized plot, with a large garden, on a quiet cul-de-sac. We are moving now as we are relocating and are realising that it will be very hard to find anything with all the many attractions of this house.”

FAMILY HOME
It was 10 years ago now that Neil was first drawn to the detached family home. “As well as the plot and the garden, we also liked the fact this house has four double bedrooms,” he recalls. “The ground floor offered very usable space, with three separate reception rooms, as well as the large kitchen dining room. This really has provided us with very flexible living. We have been able to have a formal drawing room, which we have been able to keep as an adult space, as well as a room for the children and a study for me. Other people might have the children’s room arranged as a dining or a music room but for us it has been a great place to keep all the toys.”
SUPERB SPACE
The property is entered via the reception hall. To the left, is a door into the study: this room also adjoins the expansive drawing room, which in turn has French windows on to the garden. The drawing room has an attractive, red-brick chimney breast and fireplace. To the right of the front door is the dining room or family room; there is also a ground floor cloakroom and then the spacious kitchen dining room. “This has been wonderful for us, with ample space for a dining table which can be extended to seat up to 12 people,” he observes. “Other people might choose to have comfortable seating in here and to use it as more of a family room.”
FRIENDS AND FAMILY
All four bedrooms are doubles and are located up on the first floor, where there is also a family bathroom. The master bedroom has anen suite shower room. “Again, this has worked very well for us, withthe children having their own rooms, with ample space for their toys,” he says. “We have also been able to have a guest room for visitors.” With so much indoor and outdoor space, entertaining has been easy. In the summer, people can spill outside via the doors in the kitchen as well as the dining room. “The size of the place has been ideal for us but because the house sits in a large garden, there could be room to extend it further (subject to the relevant planning permission), should new owners wish to,” he adds.
EXCELLENT LOCATION
As they expected, the family have enjoyed the location of their home, says Neil. Leighton Buzzard is an attractive, bustling market town, with a wide range of independent shops, cafés and restaurants, as well as high street names. The area has excellent transport links, with good connections to major roads, including the A5 and M1. Leighton Buzzard is situated on the main London line, so Euston can be reached in half an hour. Milton Keynes, in the other direction, is just over 10 minutes on the train as well. Charming Woburn is just a 10-minute drive away and is popular for restaurants, nights out and bars. “We have found it very easy to travel anywhere,” he says.
OUT AND ABOUT
There are good sports facilities in the area, which include Leighton Buzzard Golf Club, and it is pleasant to stroll by the canal. Rushmere and Stockgrove country parks are also close by. With hiking, biking, picnic areas and even sculpture trails, they offer great days out for all ages. Rushmere Park is a beautiful 210 acre country park at the northern edge of Leighton Buzzard with lakes, ancient woodlands, conifer plantations, meadows and heath. Stockgrove Country Park is next to it and has also been popular with visitors for many years. Visitors now have access to both parks, as well as and adjoining Oak Wood, a total area of 400 acres. The family will miss the area when they leave, Neil admits. “We will also miss the space and the garden,” he adds. “We have been very happy here.”
