From their beautiful new garden room, the owners of the house on Fitzwalter Road can enjoy their leafy, mature outside space all year round. The couple moved to this tranquil corner of desirable Lexden some 26 years ago but have only recently upgraded their indoor heated swimming pool and created this magnificent new room. "The swimming pool for a second time a couple of years ago," one of them explains. "The pool itself is now of a very high specification and we had the lovely large garden room made, together with a laundry room, changing room and shower." She adds: "we particularly enjoy the garden room and spend as much time in there as possible. It has bi-folding doors, which can be pulled right back on to the garden, with one corner of the room completely open. In the summer, it is fabulous because the inside and outside spaces become one - and even in the winter when the doors are closed it brings the garden right into the house."


Dating back to 1928, the substantial detached house was built in the grounds of Lexden Park. As such, its beautiful gardens still feature a number of magnificent old trees and shrubs. "The previous owners lived here for about 30 years so it a house people have tended to live in for some time," she observes. Offering a unique balance of peaceful living and proximity to good schools, shops and the town centre, Fitzwalter Road is made up of similarly grand properties. "Having grown up in Colchester, I knew the road very well and always wanted to live here," she admits. "As soon as I stepped over the threshold of the house, I knew I wanted to live here: I loved its size, beautiful proportions and features such as its square hall and elegant staircase."


The attractive home required renovation, but the couple were happy to carry out the work. Since then they have continued to maintain it to a high standard and to update it as necessary; floors have been replaced and a beautiful bespoke kitchen, with maple units and oak and pink granite work surfaces, carefully crafted. "Other work has included extending a bedroom, creating a new bathroom and redecorating as necessary over the years," she says. "Everything we have done has been to the high quality this house deserves."


The house is entered via a porch, which was added by the current owners, and then a reception hall. To the front is the bright, bay-fronted study or sitting room. "When we arrived here, we had two small children," she explains. "This property has been extremely flexible in adapting to our needs over the years: the front room, for example, has been a playroom, computer room, dining room and now a rather nice sitting room." Also at ground floor level, are the swimming pool and garden room part of the house, as well as the generous kitchen breakfast room, which has a central island and ample space for a table and chairs. There is also a ground floor cloakroom and capacious, triple-aspect drawing room, which has French windows on to the garden. "We have a log fire in here, making it a lovely place to relax in the winter months," she adds.


All four bedrooms are upstairs, together with a family bathroom and shower room. "The master bedroom is lovely because it has the big bay window and you can lie in bed and look out at the trees," she says. The generous space upstairs and down has made entertaining and welcoming friends and family easy. "We have such a choice of where we want to be when we have guests," she says. "There have been lots of great occasions here, from my parents' 50th wedding anniversary, which we celebrated with a party like a village fete, to Christmas in the garden room. We have had barbecues and, of course, many pool parties."
