Believed to be one of the first houses to be built in the area in the 1930s, the four-bedroom property was subsequently extended and renovated to provide currently a very spacious accommodation. "When I first came here I was struck by its size and number of windows," she recalls. "The whole house felt very light and spacious." Over the years they have been here, they have carried out substantial work on it: internally, rooms have been redecorated in cream and pastel shades; wooden floors have been laid and an Aqualisa shower has been added. "We have also remodelled a fireplace and had the en suite bathroom refitted," she says. Externally, solar panels have been installed, areas of roof have been refurbished and retiled and the chimneys have been capped.



COMFORT AND JOY

The house has been an inviting place all year round. "In winter time, the family room is the perfect place to gather together and watch television - but it is good to have the choice of two reception rooms," she admits. "We love having friends and family with us at Christmas, when we relax in the drawing room and dining room, but whatever the season, the drawing room is always filled with sunshine." All the bedrooms are also bright and welcoming. "Our bedroom is very nice, especially with its cream and gold d?cor, and the children love their rooms because they are such good sizes. We also have a double guest bedroom, making it very easy to have people to stay."



SOCIAL EVENTS

The property, which has two entrances, has been a magnificent place to entertain. "We have had lots of lovely barbecues, with other families coming here with their children and pets, and I have hosted charity events, with up to 80 people coming for canap?s and cocktails," she says. "This is a fantastic house for social events but also for enjoying your privacy as a family when you choose." The Wollaton location of the property has made it easy for guests to visit. There is a good bus service into Nottingham and there are mainline stations at Beeston and Nottingham, with regular trains in to London.



GREAT LOCATION

The house also enjoys close proximity to the M1, as well as the A52, M42 and A50. East Midlands Airport is just a short drive from the house. "This is a wonderful place to live because everything is so near," she says. "We have good shops and supermarkets close by, including lots of little independent shops which are especially nice at Christmas time. There is a wide choice of restaurants and cafes in this area too, and we are well positioned for good schools."



IN THE PARK

At weekends, the owners have enjoyed exploring the surrounding area. Beautiful Wollaton Park is one of their favourite places to spend time. This features five hundred acres of spectacular grounds and includes both parkland and gardens. It is the scenic setting of a house designed by Robert Smythson and built by Sir Francis Willoughby between 1580 and 1588 for his family. Today the house is a prominent Grade I listed building that encompasses Nottingham's Natural History Museum. Herds of red and fallow deer still roam freely throughout the grounds and the formal gardens feature The Camellia House, which is said to be the oldest cast iron glasshouse in Europe. "We are only moving now because we are relocating but we have been very happy here," she says. "This has been a perfect family home to us and this area has a great deal to offer."

Setting the Scene
The grounds of the house on Bramcote Lane extend to approximately one-third to half an acre in size. They include areas of flower beds and natural shrubs, as well as wildlife ponds. The property has two entrances and offers generous off-road parking and a double garage. There is generous space for outside entertaining.
What Is Nearby
This is an area of the city which is ideally situated for access to all the main secondary schools as well as local primary schools including Fernwood Junior & Comprehensive. There is also the Blue Coat Academy and Nottingham's High Schools for boys and girls. Other schools in the area can be reached by school buses to Trent College, Ockbrook and The Elms Preparatory School. There is also a sports association within Wollaton, local shops, pubs and petrol stations.
Within Easy Reach
The A52 is within a 10 minute drive of the property which links to all the major roads in the area including the A1, the M1 and also gives a fast route to the East Midlands airport in approximately 25 minutes. There are regular bus services to Nottingham City which has an excellent range of shopping, schooling and recreational facilities, as well as a main line station to London St. Pancras, although there is a further station at Beeston which is only a few minutes drive from the property which is the same rail link.
Directions
Leaving the West Bridgford office proceed towards the Nottingham Knight roundabout and take the 4th exit onto Clifton Boulevard/A52. Continue straight on this road for 3.4 miles which in turn will become Middleton Boulevard. At the roundabout take the 1st exit onto the A609 then turn slightly left onto Wollaton Road, then take the 3rd exit onto Bramcote Lane. The property can be found on the left hand side.
