When the current owner of Ivy Farm Cottage drove past it 25 years ago and remarked on its exceptional appeal, he had no idea it was soon to become his home. He was with his father when he commented on the beauty of the 300 to 400 year-old cottage at Winkfield and said how much he would love to live there. “There was no ‘for sale’ sign outside the property at the time but when we went into Ascot and looked in the window of an estate agent, there it was!” he recalls. “We went to view it and as soon as I saw it, I knew this was where I wanted to live. Somehow it felt as if it was meant to be!”


Believed to have originally been a small farmhouse, Ivy Farm Cottage enjoys a tranquil, semi-rural setting. “Sometimes, the only sounds we hear are the hooves of the horses as they pass by,” he admits. The property was in need of renovation when the owner bought it, but he was more than happy to take on a project. “I knew that I would be able to make it into the house I wanted it to be,” he remembers. “I went through the whole house, upgrading it and transforming it into a beautiful family home. I also had a two-storey extension carried out.” He adds: “In all the work I did back then, my aim was to retain the wonderful country character of Ivy Farm Cottage.”


The delightful home is set in beautiful, mature grounds and is entered from the front via the reception hall. To the left, this leads into the family room, where French windows can be opened up on to the outside space on warm summer days. To the other side is the dining room, which also has French windows and gives on to the generous drawing room to one side and the kitchen to the other. There is also a ground floor utility room and cloakroom. “The kitchen and family room are probably where we spent most of our time when my children were younger,” he says. “But having the dining room and drawing room too also gave us lots of space. It is a lovely home all year round.”


Well-laid out as a family home, Ivy Farm Cottage also works well for entertaining because of its comfortable flow on to the garden. Upstairs, its four bedrooms ensure there is good family sleeping accommodation, plus room to accommodate overnight guests. “There is a family bathroom and then the master bedroom, which was part of the new extension, has an en suite shower room,” he adds. The secluded garden, with its leafy views, was landscaped by the owner after moving in and has been a magnificent extension to the main home. “There was always plenty of space for the children to play out and to sit in the sunshine to enjoy the peace and quiet,” he adds.


Yet despite the tranquillity of the setting, Ivy Farm Cottage does benefit from great convenience. The Winkfield location of the property is ideal for a family living, says the owner. It is in the catchment area for Charters School and Cranbourne Primary School, and close to independent Lambrook School. Windsor, Ascot and Bracknell are within reach for shopping and Ascot Racecourse is also close by. The Berkshire Polo Club and golfing facilities at Wentworth, Sunningdale, Maidenhead, Henley and Marlow and Legoland Windsor Resort are close by too, while London takes just 40 minutes to reach by train from Ascot to Waterloo. “It is also well-positioned for getting across the country by car,” he adds. “I was in the motor trade and always found it very easy to travel anywhere because there is such good access to the M3, M4 and M25.”


The additional beauty of the location, however, that there is also spectacular countryside close by to explore. “It feels very rural here – you can head off on country walks from the house,” the owner explains. Windsor Great Park is also within easy reach and is a popular place for those living in the area to visit.
