HISTORY IN THE MAKING
Armsgate was named for its gateway position to the town and to reflect its history as The Melbourne Arms. "The public house was built by Francis Dalman, a full-time inn keeper," says Andy. "One of the properties created within the original old building is named after him, while others are named after former inn keepers William Worthington, Thomas Brooks and John Earl, as well as Lady Palmerston, the wife of Prime Minister Lord Palmerston, who bought the property in 1864, and Frances Cook, who later set up a bottling plant there." He adds: "The second home to be designed within the historic building is called Bare Hills View because of its stunning outlook over the Derbyshire countryside."
CHARACTER HOME
Dalman House and Bare Hills View now present a superb blend of character and modern day features. "We took the house back and rebuilt it where necessary keeping as many period features as possible," Andy recalls. "These include a beautiful, refurbished inglenook fireplace." The entrance of Dalman House opens into a kitchen dining with spacious living accommodation and downstairs cloakroom. The attractive staircase leads to the first floor, where there are four bedrooms and family bathroom; the master bedroom also has an en suite shower room. "This lovely house will be a fabulous place to live, especially as it has a large south-facing garden," he adds.
BEAUTIFULLY DESIGNED
Bare Hills View also offers four bedrooms: two of these, each with an en suite bath or shower room, are on the first floor, while two more and another shower room are on the second floor. The ground floor features a large drawing room, dining room and kitchen breakfast room, as well as a cloakroom and even a wine cellar. Brooks Barn is an appealing, four-bedroom mews house, with an open-plan kitchen dining room, double height drawing room and ground floor guest suite; a stunning open entrance hall and stylish oak staircase leads to a further three bedrooms, including a master bedroom with large dressing room and en suite bathroom, as well as a study. "This property has a cottage garden and adjoining double garage," he adds.
FAMILY LIVING
Palmerston House, with a large garden and double garage, is a substantial five-bedroom home, comprising an open-plan kitchen dining room, drawing room, study, utility room and cloakroom. To the first floor, a galleried landing accesses three double bedrooms and a family bathroom: the master bedroom has an en suite bathroom. Two further en-suite bedrooms can be found on the second floor. Earl Cottage is a well-proportioned, five-bedroom detached family home with double garage. It features an open-plan kitchen dining room, a drawing room, study, utility room and cloakroom. To the first floor there are four double bedrooms, including the master suite, and a bathroom. A fifth en suite bedroom can be found on the floor above.
