Since then we have made significant changes, creating a wonderful family home."

Dating back to 1953, the house once stood in the grounds of a Norwich high school. Separated from the school itself by extensive areas of field, as well as trees, the Old Groundsman's Lodge today enjoys something of a semi-rural setting. Despite its convenient location, there is a great sense of privacy and tranquillity. "The groundsman and family lived here from when it was built until we purchased it in 2012. We are only the second ever private owners of the property."
Significant improvement work on the property began not long after the current owners moved in. All upgrading work was carried out to a high standard, rendering the house as energy efficient as possible for a property of its age. "The first phase of work saw us build out into a former courtyard area to create a large, modern kitchen. Now a very light, double-height room, with skylight windows, white units, wrap-around iroko work surfaces and a kingfisher green feature wall. There is plenty of space for our family dining table, making it an ideal venue for large dinner events." explains the owner.
The second phase of development was an extension out into the former groundsman's workshop to create a stunning, self-contained annexe. This encompasses a capacious, contemporary, open-plan area, with bi-folding doors that can be pulled right back on to the courtyard. With its own kitchen space and shower room, this part of the house has been ideal for visitors seeking privacy, larger groups or family film nights. This space would also be perfect for someone seeking to work from home or to let out to paying guests.
A second storey above the annexe was designed to give the main part of the property additional bedroom and bathroom accommodation. The house was transformed from a three-bedroom property into a five-bedroom home. There are effectively now two wings that are connected via a mezzanine level above the kitchen. At one end of the new wing is the master bedroom, which is very private and benefits from an en suite bathroom. Other enhancements to the home include the installation of 4kW of PV solar panels and an efficient Jetmaster fire in the lounge.
During the colder months, the current owners have relished relaxing at home and entertaining friends and family by the roaring fire or round the kitchen table. In the warmer weather, they spill out into their pretty, south-facing courtyard and garden, with its tranquil corners for outside dining and quiet relaxation. The quirky outbuildings give the courtyard lots of character as well as being very useful. "This has been such a lovely place to live: the location has been perfect for us and the house itself incredible in terms of its size, plot and unique design, with such an interesting story behind it."
Set down a shared driveway, the Old Groundsman's Lodge is tucked away in a private location. It offers ample off-road parking and significant storage in a number of outbuildings. There is a courtyard for outside dining and entertaining, as well as an enclosed garden.
