A GRAND OLD LADY

It is just over five years now since the family moved to the impressive house within the bustling, ancient market town. Dating back at least as far as the 17th century in parts, and still presenting period features such as beams, the three-storey property had been fully renovated when they moved in. “It ticked all the boxes for us – and we had a very long list!” she recalls. “We wanted to be in a town yet also within easy reach of Braintree, train stations for travelling into London and major road connections.” She adds: “This house had been very, very sensitively renovated. As soon as we came inside it felt like a grand old lady, with a wealth of character and history, as well as a sense of light and space.”

FAMILY HOME

Indeed, with its large sash windows at ground and first floor level, generous proportions and neutral colour scheme, the immaculate property has a bright, airy interior. Entered via a porch and then a grand reception hall, the main reception space includes an elegant drawing room and a generous family room, both with panelled walls. There is a utility room and cloakroom and then the beautifully designed kitchen breakfast room. “The arrangement of rooms has worked very well for us,” she admits. “When the children were younger there was space for them to play or sit up at the table in the kitchen while we were preparing food. We had the family room as somewhere they could watch television or spend time with their friends while the drawing room could be kept as more of an adult space for entertaining.”

AFTERNOON SUNSHINE

Toppesfield Hall has been superb for entertaining, with many parties and special occasions celebrated here over the years. “We often have friends coming to visit or stay at weekends and have had garden parties outside on the terrace in the summer, with people sitting around the fire pit until late in the evening. We had 10 people here for Christmas Day and 20 on Boxing Day, with everyone staying over.” The upper floors of the property are also well laid out for family living and welcoming friends and family. At first-floor level, the spacious galleried landing gives on to four large double bedrooms. Two of these have en suite shower rooms, while the master bedroom includes its own shower and cloakroom, as well as access on to a private balcony. “This is especially lovely in the summer,” she observes. “You can have a table and chair out here and just relax in the afternoon sun.”
