4 Bedroom barn conversion Raglan, Usk, Monmouthshire £550,000

The beautiful barn conversion has been cleverly designed to offer attractive features, as well as spacious, contemporary accommodation and superb outside living space.

As a beautiful home, Brooklands offers the best of all worlds. The magnificent barn conversion nestles in highly desirable Raglan, where it enjoys proximity to picturesque countryside and the convenience of access to towns, cities and motorways. The house itself is also in perfect balance, presenting a combination of attractive character features and contemporary living spaces. Owner Jana moved to the handsome home approximately nine years ago, having been enticed by both the building itself and its location. "We liked the village and taking on a conversion such as this gave us the chance to have a much bigger home that could be designed as we wanted it to be," she explains. "We loved its features and knew we could create a property with character."

The Story
HIGH QUALITY HOME The generous, four-bedroom house sits within superb gardens and was completed to a high specification, with features such as engineered oak and natural stone flooring. "It was also important to us to have a good flow between the different spaces," Jana recalls. "We wanted a large living area and a generously sized kitchen dining room to ensure we had good family living and entertaining space. "The conversion work took just 10 months, with everything progressing smoothly. "It all went perfectly and since then we have looked after it well and enhanced the garden to ensure it offers privacy and remains low maintenance." EXCELLENT LAYOUT The property is entered via a long entrance hall, which leads to the ground floor bedroom and bathroom accommodation at one end, and the living space at the other. The master bedroom has a sumptuous en suite bathroom while the second bedroom also has an en suite shower room. "Having these ground floor bedrooms could be ideal for someone with mobility problems. One has a particularly wide shower, with no door, which could suit a wheelchair user." A third bedroom and shower room are accessed via a staircase from this end of the house while a fourth suite can be found at the top of a set of stairs leading up from the dining room. "This room also has its own separate entrance from the outside so could be perfect for older children or relatives seeking some independence or for a nanny, au pair or even paying guests." EXQUISITE FEATURES The capacious living room, with its vaulted ceiling, exposed beams and wood-burning stove, can be found at the end of the hall. Here doors can be opened up on to the courtyard garden in the summer months. The living room leads through into the dining room, which is open-plan to the stylish kitchen, which has a Bosch double oven and induction hob. "This is a great space with plenty of room for a dining table seating up to 15 people and a sofa too," says Jana. "In the winter we have also enjoyed entertaining in the drawing room, especially when the fire is lit, and, in the summer, it is nice to sit outside and to have a barbecue or coffee in the sunshine." OUTSIDE LIVING Like the house itself, the garden offers the best of everything. The barn opens easily on to the walled terrace or courtyard garden for outside dining and relaxation. At the same time, there is a generous lawned area for children to play out on. "We have loved having the garden," she admits. "In the summer we have even had a 10ft swimming pool out there on occasion." The garden offers both privacy and peace. "We are in a wonderful position, where we are surrounded by fields and can head off on country walks and yet are just five minutes' walk from the centre of the village, the shops and the primary school," she adds. LIVELY VILLAGE The village has a good range of independent shops, offering everything those without cars might require on a daily basis, Jana observes. "Then Monmouth is only 10 minutes' drive, Cardiff is 40 minutes, Bristol three-quarters of an hour and Birmingham one hour away," she says. "We are rural here, but it is easy to commute for work as I do." She adds: "We are also within easy reach of lovely places to go walking at the weekend, such as the Brecon Beacons and Tintern Abbey." Raglan itself has a good community spirit and lots of annual events, including a music festival, annual Raglan Day and Bonfire Night celebrations. "This place has everything, so I do hope to stay close by," she says. "But I will miss the space of this house when I leave, as well as its wonderful sense of flow."
Setting The Scene
Brooklands is approached via a shared gravel driveway, with generous off-street parking and a gate through into the garden. The courtyard makes a great outside living space, which is ideal for barbecues and al fresco dining. The generous garden is laid to lawn and completely enclosed.
