"I live in this area myself and know what a great place it is to be," says the developer. "It offers a quiet village lifestyle as well as good access to central London as it is just 10 minutes from the nearest underground station. This property was originally a farmhouse and it had a lovely big garden. I could see it held great potential to be transformed into a generous and more modern home."

FLEXIBLE LIVING
The property was extended to the side and rear, while internally rooms were opened up to create spaces to suit 21st century family lifestyles. "My aim was to create a luxury four or five-bedroom house, which offered great flexibility for both daily living and entertaining," he says. Today, Greenleigh is entered via a central hall, which gives on to the relaxing drawing room to the left and a study or playroom to the right. "It is good to have quieter rooms for people to spread out into if they do not want to be in the main living space," he says. "I also added a ground floor shower room, with the idea that the study or playroom could then possibly be used as a fifth bedroom if need be: this would be ideal for an older relative or someone with a disability."

BEAUTIFUL KITCHEN
Spanning the entire back of the house is the spectacular kitchen breakfast room. This has doors on to the terrace and garden right across one wall, and offers space for family dining, as well as comfortable seating. There are light units, granite work surfaces and integrated Neff appliances, including an American-style fridge-freezer. The kitchen leads into a utility room. "This part of the house is where most of the daily living will take place," he explains. "It will also be an excellent place for entertaining, especially in the summer when the doors on to the garden can be opened up. Ceiling speakers have also been installed here to allow the new owners to connect up their own home entertainment system if they wish."

SPACIOUS BEDROOMS
Upstairs, the central landing gives on to all four of the main bedrooms, including the master bedroom. Three of the bedrooms have en suite shower rooms and the fourth has access to the family bathroom. The master bedroom is particularly large. "All the bedrooms are a very good size, however," he points out. "I prefer to create homes with a few decent sized rooms rather than more smaller spaces. It all adds to the general feeling of comfort, light and space within the property as a whole."

TRANQUIL GARDEN
The garden at Greenleigh is something of a blank canvas, ready for the next owners to make their mark on. There is an attractive terrace and lawn, and at the end it is screened by mature trees and shrubs. The garden will be a tranquil place in which to relax and enjoy the peaceful position of the house. They will enjoy being able to head off on footpaths for long walks or taking a stroll around the nearby country park. "This is a lovely place to live if you enjoy outdoor living," he adds. "It is good for walking, cycling and riding."

READY TO ENJOY
The village, which has two pubs and a primary school, is just 15 minutes' drive from Epping, Ongar, Brentford and Romford. The Central Line underground station at Theydon Bois is about 10 minutes away and from there it is a simple journey into London. There is also good access to the A12 and the M25. "The new owners of Greenleigh will be people who are keen to enjoy the friendly, community feel of the village while also having access to the countryside and good transport links," he adds. "And they will be looking for a spacious, modern home, which is ready to move into and enjoy immediately."
