2 Bedroom flat Abbey Place, BRACKNELL £325,000

BUILT BY MILLGATE HOMES in 2006 . A well looked after and presented two bedroom ground floor apartment with parking and communal Garden.

The exclusive, ground-floor apartment at Abbey Place bordering Warfield & Newell Green offers light, space and a comfortable balance of semi-rural living and exceptional convenience.

Built as part of an exclusive block by prestigious developers Millgate Homes, the impressive, two-bedroom home was bought by current owner Paul in 2006. Since then, it has been an outstanding investment property, but he acknowledges it could also now make a wonderful home to first-time buyers, retirees, those downsizing or new owners seeking a lock-up-and-leave UK base. “Abbey Place was built on farmland and there is still something of a countryside feel here,” he says. “The grounds are very well landscaped and there are lots of mature trees and shrubs in the area. It could suit a range of new owners.”

The Story
On sunny days, those living at the attractive apartment at Abbey Place have enjoyed nothing more than stepping out of their front door and heading off on a long walk. Both Katharine and Mel, who have lived at the modern, ground-floor property at different times, have savoured the easy balance of access to shops, transport links and other amenities with proximity to exceptional walks and Berkshire beauty spots. Katharine recalls: “My husband and I lived in Abbey Place for a year when we first got married and have many happy memories of our time there. It’s a very friendly neighbourhood and we loved having so many beautiful country walks right on our doorstep.” Mel, who lived at the apartment during the pandemic, agreed: “It is very close to lots of lovely areas of countryside, which was particularly appreciated during lockdown walks. The area was quiet and peaceful, and the neighbours were lovely.”
LEAFY LIVING
Built as part of an exclusive block by prestigious developers Millgate Homes, the impressive, two-bedroom home was bought by current owner Paul in 2006. Since then, it has been an outstanding investment property, but he acknowledges it could also now make a wonderful home to first-time buyers, retirees, those downsizing or new owners seeking a lock-up-and-leave UK base. “Abbey Place was built on farmland and there is still something of a countryside feel here,” he says. “The grounds are very well landscaped and there are lots of mature trees and shrubs in the area. It could suit a range of new owners.”
CHARACTER AND STYLE
Set on the outskirts of Warfield, a village dating back to Anglo-Saxon times and as such embodying a wealth of history, the apartment building presents an exterior designed to offer an abundance of character and kerb appeal. “We were drawn to the high-quality build and pedigree of Millgate Homes, as well as to the location,” Paul recalls. “Then when we saw the inside of the apartment, we realised how well designed that was too. It offered a superb layout, with two bedrooms and two bathrooms, as well as the generous main reception room. There was plenty of space and an abundance of natural light throughout.”
BRIGHT INTERIOR
Accessed through the building’s main entrance and then the apartment’s own front door or via private French windows from the back, the property offers bright, modern accommodation. It has been carefully and regularly maintained over the years and was recently redecorated throughout. The hall features a sizeable, walk-in cupboard and leads to the family bathroom and second bedroom, as well as the master bedroom, with its en suite shower room, which includes a double shower. “Having two bedrooms and two bathrooms is ideal for individuals wishing to share the apartment, as well as for couples who enjoy having visitors to stay.” Both bedrooms are a good size and each has a walk-in wardrobe. The presence of a second bedroom brings the flexibility of having a space in which to work should that be required.
WELCOMING FRIENDS
The contemporary kitchen, which is also entered from the hall, has been well designed for food storage and preparation. It features high-quality units and appliances and has room for a breakfast table for two. “I enjoy cooking and have prepared meals in here on occasion and have always found it a very easy space in which to work,” says Paul. It is the impressive sitting and dining room, however, that is the jewel in the apartment’s crown. This sizeable space has French windows to one side and a bay window to the other. There is ample room for comfortable seating as well as for a dining table and chairs – and, if necessary, a desk. “This open-plan room is perfect for hosting,” says Katharine. “It leads right on to the garden, which we loved as well.”
A PERFECT PLACE
The south-facing garden, which is beautifully maintained by the service company, is ideal for summer sunshine and barbecues. There are also historic pubs in the area, with attractive gardens for unwinding out in the sunshine and welcoming, characterful interiors for winter relaxation. “We became regulars at the Yorkshire Rose!” Katharine admits. At the same time, it is easy to reach shops and supermarkets, as well as Bracknell and Windsor for shopping. Travel into London and to other parts of the country is convenient by road, motorway and rail, including via the Elizabeth Line. “The location has proved ideal to everyone who has lived here,” Paul says. He continues: “This apartment has worked well for us as an investment property but could also now become an outstanding home to a new owner.” Mel agreed: “It will be such a lovely flat for someone! It is a spacious apartment with lots of light and I really enjoyed living here.”
SETTING THE SCENE
The apartment building sits in communal grounds and garden that include areas of lawn. These are well maintained by the service company. There is a dedicated parking space for this apartment, as well as shared visitors’ spaces. There is also lockable cycle storage.
