Summary

Looking for a spacious period home, few immediate neighbours, flexible living, need for a ground floor bedroom and a generous plot? Then the Olde Kings Head could be the perfect home.

A deceptively spacious home, providing very generous and flexible accommodation of approximately 3510 square feet set on a plot of around quarter of acre.
Still maintaining an abundance of its period features, from exposed timbers and brickwork to wooden floors, vaulted ceilings and open fireplace. The property has undergone some updating including recently erected new fencing, newly laid lawn and driveway.

From the principle and second bedroom there are uninterrupted views across open farmland and far reaching views across to the River Blackwater.

Five bedrooms with en-suite to the principle bedroom and second. Six receptions rooms including a hobbies room that could be used as a ground floor bedroom. Kitchen/diner with separate utility. Externally an electric gated entrance leads to parking for multiple vehicles, a garage and a workshop and, west facing enclosed rear garden.

Location

Great Wigborough is just outside the village of Layer De La Haye on route to West Mersea from the direction of Maldon and, Tollesbury, Goldhanger and Maldon from the direction of Layer.

Set almost equidistant between Colchester and Maldon, approximately eight and ten miles, is this landmark home, the Olde Kings Head. Grade II Listed and where an inn was recorded at being at this site in the 17th Century. Originally red brick then in the 1950s rendered and painted white. We believe it continued to be a public house until the very early 1980s when it was then turned into a private home. It has been a wonderful family home for our vendors with some very enjoyable times and happy memories.

ACCOMMODATION

An entrance porch leads to a spacious hallway. Either side to the front are two large receptions rooms - sitting room and family room. The sitting room benefiting from a working open fire. To the rear of the hall is the music room that could be used for multiple purposes, perhaps even a formal dining room, playroom or home cinema

A door leads into one of the obvious character features of the home, the vaulted dining hall, and onto the kitchen with separate utility opening onto the garden. The corridor leading to the back door has the home office to the front and hobby room or possibly downstairs bedroom to the rear. With some reconfiguration it should be possible to add a downstairs shower room.

Upstairs are three bedrooms to the front, the principle and second both with en-suite and uninterrupted views across open farmland and towards the River Blackwater. Two further bedrooms and family bathroom to the rear.

Externally. Via an electric gate is off road parking for multiple vehicles, a single garage and separate workshop. The rear west facing garden has recently been relaid to lawn, safe and secure for both children and pets. From the music room is a pergola with patio, ideal for BBQs and al-fresco eating.
