5 Bedroom detached house Pattison Lane, Woolstone £1,250,000

The generous, detached house in Woolstone has been reconfigured and upgraded to become a wonderful family home and a magnificent place to welcome family and friends

Wandering through the house and out into the garden with their friends, the owners of the house on Pattison Lane agree they have created their dream home. When they bought the property seven years ago, they wanted to transform it into a magnificent place in which to entertain. Now the five-bedroom property offers all they hoped it would, both inside and out, and has been the backdrop to so many memorable occasions. “We landscaped the garden and reconfigured the interior layout to make it into the home we required,” one of them explains. “We now have bi-folding doors across the back of the kitchen and down one side of the sitting and dining room. In the summer months, we pull these doors right back to create one fantastic space where we can spend time with our family and friends.”

NATURAL LIGHT
The owners realised the property held great potential as soon as they saw it, she recalls. “We knew this would be a perfect area for us to live in and the house itself had all the space we needed – it just felt right. We moved the kitchen from the front to the back and made a games room for the children where the old kitchen had been. We took a former conservatory down and carried out an extension to create a design that was more conducive to both entertaining and family living.” They also opened up the staircase and this is now a gorgeous feature in exquisite hemlock; rooms were decorated in largely white, neutral and grey shades and doors were replaced with glass versions to ensure natural light now floods in and that the interior remains airy throughout. “Upstairs, the master bedroom’s shower room and another en suite shower room have been replaced and given underfloor heating; we also had new Clement Browne shutters fitted,” she adds.
FUN AND GAMES
Set back from the road by a very large driveway, the Woolstone house is entered via a small hall and then the main hall. To the left, there is a utility room, which offers access through to the garage, and a downstairs cloakroom. To the right, there is a door through into the snug. “This room has comfortable seating and a desk area in it,” she observes. “It is a nice place to go off into to read the newspaper quietly or to do some work.” This inviting space leads through to the games room at the front of the house. “The games room has been brilliant for the children. Whenever we have had friends or family here with us, all the children come through here to play a game or watch a film together.” A useful room located off the games room has lots of storage and an extra drinks fridge.
ALL SEASONS
The snug leads through to the open-plan sitting and dining room, where there is additional comfortable seating and ample space for a dining table that can seat up to 10 people. Bi-folding doors create a seamless flow into the garden and the bright room also flows easily into the kitchen, where more doors can be pulled back on to the garden. “Both the kitchen and landing have roof windows that open and close automatically with the heat and rain, which is just wonderful,” she says. “The kitchen is Crown Imperial, with new appliances.”
BRIGHT IDEAS
Upstairs, the bedrooms and bathrooms fan off a light-filled landing. The splendid master bedroom is a very generous size and features windows on two sides. It also has a large en-suite shower room and walk-in wardrobe. Two of the other four bedrooms have en suite shower rooms and there is a family bathroom. “The space offered by this house is incredibly flexible,” she suggests. “Although all the bedrooms can accommodate a double bed, we have chosen to use one as an office. This means my husband and I each have our own separate spaces for working from home.” The property could, subject to the relevant planning permissions, offer even greater versatility should new owners seek it. “We have often thought that it could be possible to create a two-storey, self-contained annexe within the front section of the house,” she adds.
PERFECT HOME
With their outdoor relaxation and entertaining space, the owners have enjoyed spending as much time as possible in their garden. “We have a stone pizza oven and even cook out there in the winter months!” she admits. She continues: “We have also loved the opportunities for spending time outside in our surroundings here. There are so many wonderful parks and green, open spaces, including Willen Lake. I also love being able to walk into the city centre easily too.” She adds: “We have enjoyed everything about being here, from the area, which has such a lovely feel, to the house itself. It is now our perfect home and we are genuinely sad to be leaving.”
